Understanding the Mold Assessment Process

Our mold assessment involves a thorough inspection to identify mold and moisture issues. We take air and surface samples, analyze them in a lab, and provide a detailed report on our findings.   • Customer Contact: The process begins when you contact us for a mold assessment. You may have noticed visible mold or are concerned about potential hidden mold.
  • Brief Discussion: We'll ask you about the symptoms (e.g., visible mold, musty odors, health complaints) and any previous water damage or moisture issues.
  • On-Site Visit: Upon arriving at the property, the mold assessor conducts a thorough visual inspection of the affected area(s). This includes common mold-prone areas like basements, attics, bathrooms, kitchens, and areas with water damage.
  • Look for Signs of Mold Growth: Inspect for visible mold, water stains, dampness, or moisture issues.
  • Moisture Mapping: Using moisture meters or thermal imaging cameras, assess areas that may have hidden moisture, which could lead to mold growth.
  • Humidity Levels: The assessor measures indoor humidity using hygrometers to ensure levels aren’t conducive to mold growth (typically 30-50% humidity is ideal).
  • Identifying Sources of Moisture: Determine if leaks, plumbing issues, or other moisture problems are contributing to the mold issue.
  • Air Sampling: To detect mold spores in the air, samples are collected by using specialized air pumps that pull air through a collection device (usually a petri dish or spore trap). Multiple samples might be taken from different locations to identify levels of mold contamination.
  • Surface Sampling: Swab or tape-lift samples can be taken from surfaces (walls, floors, ceilings) to test for mold growth or its presence in areas where air sampling may not be sufficient.
  • Sending Samples to a Lab: The collected samples are sent to an accredited laboratory for analysis. The lab identifies the type and concentration of mold present, which helps in understanding the scope of the problem.
  • Results Interpretation: The lab provides a report, detailing the species of mold detected, their levels, and whether they pose a health risk.
  • Report Generation: Based on the findings from the visual inspection and laboratory analysis, the assessor prepares a detailed mold assessment report. This includes:
    1. A summary of findings and affected areas.
    2. Photographs of the problem areas (if applicable).
    3. The types and concentrations of mold species found.
    4. Humidity and moisture readings.
    5. Recommendations for remediation and next steps.
  • Explanation to the Customer: The mold assessor reviews the findings with you, explaining the types of mold found, the potential health risks, and whether the contamination is significant enough to require remediation.
  • Remediation Plan (if needed): If mold is detected, the assessor may suggest a remediation plan or refer the customer to a licensed mold remediation professional. If necessary, the report may include a scope of work to guide the remediation process.
  • Prevention Recommendations: In addition to remediation, the assessor may suggest improvements to the property to prevent future mold issues, such as addressing moisture sources or improving ventilation.
